2. Pending Sales Dip Slightly

The number of homes that went pending this week experienced a small decrease, totaling 21 properties compared to 25 the previous week. The average list price among these pending properties stood tall at $3.45 million, indicating a continued demand for luxury listings.

3. Consistent Closed Sales

Consistent Closing Numbers: The sale front remained steady with 25 homes closing, mirroring last week’s numbers. These properties closed at an average sale price of $2.91 million, with a sale-to-list price ratio of 93.1%, suggesting that homes are selling close to their asking prices but buyers still have some leverage.


4. Total Listings on the Rise

Total available listings surged this week to 868 homes, up by 19 from last week, providing more options for potential buyers. The average list price across these available homes was $2.9 million, with homes spending an average of 125 days on the market.
